Procedure of purchase for a non-residentBrief procedure of purchase of the residential or commercial real estate for a non-resident
- You need to acquaint with desired apartment at the web site of the company at www.sts-group.com.ua, or in one of offices to the following address: 65072, Odessa, side street Geneala Vishnevskogo, 13/1.
- You need to to acquaint with the contract about participation in Fund of Financing of Construction (further contract FFC).
- The schedule of performance of payment obligations will be specified in the appendix to the contract;
- The initial payment, as a rule, makes 100 %, 65 % or 30 % from a total cost of the real estate and it is underlined in contract FFC.
• cost of one square meter at 65 %-s initial payment, at present, on the average on 20 US dollars, higher, than at 100 %-s';
• cost of one square meter at 30 %-s initial payment, at present, on the average on 20 US dollars, higher, than at 65 of %-s' or on the average on 40 US dollars is higher than at 100 %-s'.
- The remained part (in case of 65 %-s' and 30 %-s' initial payments) is paid by equal parts by the month or quarterly, that is fixed in the schedule of performance of payment obligations - the appendix to contract FFC.
- After signing contract FFC, it is necessary to transfer initial payment to the account specified in the contract FFC within 5 banking days (optionally 10 banking days).
- The ones transfer is arrived, you receive the certificate on participation in FFC where the object of investment will be fixed with indication of the area in square meters and fixation of payments for it according to the approved schedule of performance of payment obligations.
- After apartment house is set in operation, the final area of the realty as well as all made payments will be specified according to the apartment characteristics sheet issued by corresponding government institutions.
- You will need to observe built apartment with representatives of the building company (Strojtechsnab) and if no any claims arise – to sign act of assignation.
- In case all Your payments have been made, You, having contract FFC, apartment characteristics sheet and the signed sign act of assignation in corresponding government institution will receive the certificate on right of ownership, which makes You owner of already chosen realty.
There is 1% as commission taking from non-residents for services related to registration of FFC and contract and tax identification code.
The list of documents which necessary to be prepared
If You are in Ukraine:
- Your immigration card;
- Notarially certified translation of Your passport into Ukrainian language
- Your tax identification code (can be obtained by You or on behalf of You at the corresponding government institution);
- Notarially certified translation of Your marriage certificate into Ukrainian language (if You’re married);
• Notarially certified consent of your spouse for real estate purchase (in case of his/her absence in Ukraine).
• The certified consent of your spouse for real estate purchase (in case of his/her presence in Ukraine).
- Notarially certified translation of Your spouse’s passport into Ukrainian language (if You’re married).
If You are outside Ukraine:
- The notarial Power of Attorney from the non-resident (You) to the resident (to our employee or Your authorized representative). Based on this Power of Attorney, our employee or Your authorized representative will do all necessary activities that mentioned at the procedure of purchase and also applying for corresponding documents (such as tax identification number etc.);
- Notarially certified translation of Your passport into Ukrainian language;
- A copy of the passport of your authorized representative (or our employee) specified in the notarial power of attorney;
- Your tax identification code (can be received based on the power of attorney by our employee or your authorized representative);
- Notarially certified translation of Your marriage certificate into Ukrainian language (if You’re married);
• Notarially certified consent of your spouse for real estate purchase (in case of his/her absence in Ukraine).
• The certified consent of your spouse for real estate purchase (in case of his/her presence in Ukraine).
- Notarially certified translation of Your spouse’s passport into Ukrainian language (if You’re married).
